We are a Mortgage
Bank, not a mortgage broker.
Although
Coastal began operations as a mortgage broker, our rapid evolution to a
mortgage banker gave us early advantages in command and control of our
lending process from beginning to end. Coastal is the Lender, using our
warehouse lines of credit to fund our loans. Coastal’s Marketing
Department prepares and price sheets, locks our loans, pools loans into
mortgage-backed securities, or delivers our loans to investors on a
best-efforts basis. Coastal processors process the loans we close.
Coastal underwriters(or local contract underwriters) underwrite our
loans. Coastal’s Closing Department prepares closing packages and clears
funding conditions. These facts give Coastal control all vital areas of
the loan process. Mortgage brokers have very little control over their
loans as they are only a matchmaker to put a borrower and a Lender
together for a fee.
We offer the widest
product menu and most competitive interest rates in the marketplace.
Although we
have been a mortgage bank for many years, our early days as a mortgage
broker instilled in us an emphasis on the variety of products and
competitiveness of price as our method in capturing market share. As
stated in our company philosophy, our only purpose is to give the client
the widest choice of products at the best possible price. Our closing
volumes are substantial enough for us to be able to command the best
pricing available from investors. Our Marketing Department has the
experience and expertise to securitize our mortgage production into
mortgage-backed securities to put a sharper edge on our overall mortgage
pricing structure. In short, our ability as a Seller/ Servicer, often
gives our loan originator a better price on our loan products than our
competitor’s can offer. Our commitment to the widest product menu
available means that the types of niche products and their various
combinations are nearly endless.

and Experience.
For nearly
twenty years, Coastal Mortgage has built our reputation on price,
products, and most of all, service. We are a service industry. To make
the client’s experience meaningful and memorable, the long experience of
our key managers plays an important role. All of our branch managers have
been with Coastal Mortgage for at least eight years. Our Cary office has
been in the same location since 1990 and headed by the same manager. Our
Durham office has been headed by the same manager since 1989. Our Rock
Hill office has been headed by the same manager since 1991. Our Charlotte
branch has been headed by the same manager since 1993. Lake Norman has
had the same leader since 1999. It is rare to find these lengths of
